Why sellers choose us

Why Naples Sellers List With The Coastal Team

Since May 2025, we have sold 3 luxury listings across Port Royal, Vanderbilt Beach and Bay Colony, totaling $47.05 million at a blended 96.1% of asking.

Before your home is listed, we prepare a private pricing analysis showing who is buying in your community now, and at what price.

Most sellers already have a number in mind. What they rarely see is the buyer side of the market: which price bands are moving, how long homes like theirs are taking to sell, and where demand is concentrated right now. That is the picture we put in front of you before you decide anything.

Market figures come from the Southwest Florida MLS (Matrix), searching Residential, City of Naples, all Naples geographic areas, current price $4,000,000 and up, pulled October 18, 2026. Closed sales cover the 36 full months from October 2023; actives and pendings are as of the pull date. Homes with a Bonita Springs mailing address are left out. Days on market and sale to list ratios use marketed sales only, which excludes sales entered after closing and sales with no recorded market time. Sale to list compares the sale price with the final asking price. Months of supply divides today's active listings by the average monthly sales of the last 12 months. Coastal neighborhoods are MLS areas NA01, NA02, NA04, NA05, NA06, NA07 and NA08. Condominium residences are identified from the unit number in the MLS address. Duplicate MLS numbers, missing prices and implausible values are removed before any calculation.

The Coastal Team figures compare three closed sales with every marketed Naples sale at $4 million and up that closed in the same months.
